- Look at the infrastructure. Check if the water lines and the “ICT” cables are actually in the ground. I have seen the pipes myself; the government is putting in real work.
- Don’t pay for “Brand” premiums yet. If a seller is asking for double the price because of a hotel that isn’t built, walk away.
- Visit the site. Don’t just look at YouTube videos. Go there. Smell the air. See if there are actual cranes moving.
In my humble opinion, Dholera is a long game. It is a 20-year project, not a two-year flip. A Marriott would be a “stamp of approval,” but the city needs people and factories first.
