Dholera is called India’s future city because it is being built from zero with modern planning, smart technology, and big industrial focus for long term growth. It is designed to solve problems that old cities are already struggling with.
1. It Is Built from Scratch
- Dholera is not an old city getting repaired.
- It is a brand new greenfield project.
- Everything is planned first on paper, then built on ground.
It comes under the Dholera Special Investment Region in Gujarat. The planning authority is Dholera Industrial City Development Limited.
When I first saw the master layout map, I noticed something very clear. The roads are wide. The blocks are properly divided. Utilities are underground. That already feels different from many Indian cities.
2. Part of a Big National Plan
- Dholera is part of the Delhi Mumbai Industrial Corridor.
- This corridor connects two major economic cities of India.
- The idea is to create industrial hubs along this route.
This gives Dholera strong backing from the central and state governments.
Future cities need strong policy support. Dholera has that on paper.
3. Focus on Jobs First
- Large industrial zones are planned.
- Manufacturing units are expected.
- Logistics and engineering sectors are targeted.
The concept is simple.
First create jobs.
Then people will move there.
Then housing demand will rise.
In many towns I have studied, housing projects come first without jobs. That creates empty buildings. Dholera’s planning tries to avoid that mistake.
4. Smart Infrastructure Planning
- Underground power lines
- Smart water supply monitoring
- Planned sewage treatment plants
- Wide grid road system
- Proposed metro connectivity
Smart city does not just mean WiFi. It means organized infrastructure.
When I visited nearby areas, I saw road construction inside the Activation Area. The roads were wide and straight. It gave a feeling of planning. Not random growth.

Connectivity is a big reason people call it future city.
Without transport links, no city grows properly. Dholera’s location near Ahmedabad also helps.

- Total planned area is around 920 square kilometers.
- Development is happening in phases.
The size makes people imagine a big transformation. Bigger than many current metro cities in land planning terms.
But I always tell investors something important.
Big planning does not mean quick reality.
7. My Personal Observation
After studying reports and speaking to local brokers and officials, I feel this.
Dholera has vision.
It has government backing.
It has structured planning.
That is why people call it India’s future city.
But execution speed will decide everything.
Right now, only certain zones are actively developing. The rest will take time. Many years.
Future city means long term thinking.
If industries come as planned, if airport becomes operational, if connectivity improves smoothly, then yes, Dholera can become a strong industrial smart hub.
If delays happen, growth will slow.
