The total land area of Dholera SIR is around 920 square kilometers, which is approximately 2,27,000 acres. Yes, it is that big.
I will explain this in very simple words so anyone can understand it clearly.
Basic Size of Dholera
Dholera Special Investment Region is one of the largest planned industrial regions in India.
Some simple facts:
- Total area in square kilometers: about 920 sq km
- Converted into acres: about 2,27,000 acres
- Located in Gujarat
- Part of the Delhi Mumbai Industrial Corridor
Now let us understand how big this really is.
Most people cannot imagine square kilometers. Even acres sound confusing. So let me simplify it.
- 1 square kilometer equals about 247 acres
- So 920 sq km equals roughly 2,27,000 acres
- That is more than many small cities in India
When I first read the master plan years ago, I actually thought it must be a typing mistake. I checked again. Then I checked government notifications. The number was correct.
It is huge.
Was This Land Empty?
No.
This is something many people misunderstand.
- The area already had 22 villages
- Mostly agricultural land
- Some small settlements
- Open coastal land
The government notified this entire region under SIR planning. It was not like buying one single plot and building a city. It is a massive regional level development.
Is All 2,27,000 Acres Being Developed Together?
No.
This is very important.
- Development is happening in phases
- Only a small portion is currently under active infrastructure development
- This part is called the Activation Area
- The rest will develop slowly over many years
From my site visits and discussions with local planners, I can say one thing clearly.
The planning is big.
Execution takes time.
And that is normal for projects of this scale.
Why So Much Land Was Needed?
People often ask me this.
Why not 10000 acres? Why 2,27,000 acres?
Simple reasons:
- Industrial zones need large space
- Residential zones need separate planning
- Roads need wide corridors
- Water treatment plants need land
- Solar parks and utility zones need space
- Future expansion must be planned in advance
If you plan small, the city becomes crowded later.
Dholera planners wanted to avoid that mistake.
Important Point for Investors
When someone says, “Dholera is 2,27,000 acres,” it does not mean:
- All land is urban
- All land is NA
- All land has infrastructure today
This is where confusion spreads.
Even inside the 920 sq km boundary:
- Some land is under TP planning
- Some is still agricultural
- Some is reserved for industrial use
- Some is for roads and utilities
I have personally seen buyers assume that the entire 2,27,000 acres is fully ready smart city. That is not correct.
It is a long term development vision.
