What is status of Ahmedabad-Dholera expressway?

The Ahmedabad-Dholera Expressway: A Ground Report

I have been tracking real estate in Gujarat for over five years now. When I first started, the Dholera Special Investment Region was just a big dream on a dusty map. People laughed. They said it was just a desert where nothing would grow. But if you drive out there today, you will see a very different story.

The most important part of this whole plan is the Ahmedabad-Dholera Expressway. Without this road, the new city is like a heart without veins. I have spent a lot of time talking to engineers and local farmers near the Sarkhej-Bavla area to understand what is actually happening on the ground.

Current Construction Status

Right now, the project is moving fast, but it is not finished yet. Here is the simple breakdown of where things stand:

  • The Road is Taking Shape: Most of the earthwork is done. This means they have flattened the land and put down the base layers of stone and concrete. If you look at satellite images or National Highways Authority of India (NHAI) reports, you can see a long grey line cutting through the fields.
  • Package Progress: The road is divided into four different “packages” or sections. Package 1 and 2, which are closer to Ahmedabad, are the furthest along. You can see the massive pillars for the flyovers standing tall now.
  • The 2024-2025 Goal: The government wanted to finish it by early 2024, but big projects in India often face small delays because of the monsoon rains. My sources on-site say they are now pushing to have it mostly ready by late 2024 or early 2025.
  • Connecting the Dots: This is not just a normal road. It is a high-speed corridor. It starts near Sardar Patel Ring Road and goes straight to the Dholera International Airport site.

Why This Road Matters for Your Money

In my experience, land value only goes up when “wheels start moving.” I have watched cities grow from nothing, and it always starts with a highway.

  • Cutting Travel Time: Right now, it takes over two hours to get to Dholera from Ahmedabad because the old roads are narrow and full of trucks. This new expressway will cut that down to about 45 to 60 minutes.
  • The Golden Spine: This road is part of the Delhi-Mumbai Industrial Corridor. It is not just for cars; it is for massive trucks carrying goods from factories to the ports.
  • Real Estate Prices: I have seen prices in villages like Dholera, Valinda, and Ambali double in the last three years. But be careful. Just because a road is coming does not mean every piece of dirt is a gold mine.

A Personal Warning for Buyers

I have seen many “older folks” lose their life savings because they bought land that was under legal trouble. Please do not be one of them.

  • Check the ID: Before you give anyone money, check the Gujarat RERA website. If a developer is selling plots near the expressway but is not registered, walk away immediately.
  • The “Paper” Reality: Sometimes a salesman will show you a map where the expressway looks like it is right next to the plot. In reality, there might be a massive fence or a canal in the way. You must go and stand on the land with your own feet.
  • Avoid the Hype: Do not buy just because a brochure has fancy pictures of glass buildings. Buy because the physical infrastructure like this expressway is actually being built.

The Ahmedabad-Dholera Expressway is very real. It is about 75% to 80% done depending on which section you are standing on. It is the bridge between an old city and a futuristic one. It is a bit dusty and messy right now, but that is how every great city starts its journey.
