What are disadvantages of investing in Dholera?

Investing in Dholera has some serious downsides like very slow development and the fact that you cannot use the land right away. Most people will have to wait for 10 to 15 years before they see any real life or shops in the city.

The Problem With Time

  • The wait is very long. Dholera is a “greenfield” city, which means it is being built from nothing. Even though it is 2026, the city still looks like a big empty field in many places. If you buy a plot today, you might not be able to build a house or move in until 2035 or later.
  • Your money gets stuck. Because the project is so big, it takes forever to finish. In real estate, we call this liquidity risk. This means if you suddenly need your money back for an emergency, it is very hard to sell your plot quickly because there aren’t many people living there yet.
  • Construction is not allowed. In most parts of the Special Investment Region (SIR), you are not allowed to build anything until the government gives the final “possession.” This is different from buying a plot in a normal city where you can start building the next day.

Location and Fake Promises

  • The “Near Dholera” trap. Many sneaky sellers try to sell land that is 10 or 20 kilometers away from the actual smart city. They say it is “near the airport,” but it is actually in a place where no roads or water lines will ever come. If you buy the wrong spot, your money is basically gone.
  • Zoning is confusing. Dholera is divided into zones like industrial, residential, and green zones. If you accidentally buy land in a Green Zone or Agricultural Zone, you can never build a house there. It will stay as a farm forever, and the price will not go up like the smart city plots.
  • No neighbors for a long time. Even if the roads and lights are ready, there are no schools, hospitals, or grocery stores nearby right now. Living there today would be like living on a lonely island.

High Prices and Risks

  • It is getting expensive. Some developers are already charging very high prices because of the “hype” about the Tata Semiconductor plant or the new airport. If you pay too much now, you won’t make any profit when you try to sell it later.
  • Government changes. Since this is a government project, everything depends on politics. If the government changes its mind or stops giving money to the project, the work could slow down even more.
  • Flooding issues. Some parts of Dholera are very low and near the sea. People who have lived here for a long time know that flooding can be a problem during heavy rains.

I have seen many people put their life savings into Dholera thinking they will become rich in two years. I always tell them to be careful. It is a good project, but it is a “test of patience.” If you are not ready to wait for 15 years, this is not the right place for your money.
