Buying a house near an airport is a very smart move if you want your money to grow fast over time. However, it can be a bad choice if you are a light sleeper or worry about the noise from big planes flying over your roof every day.
I have been looking at houses and land for more than 50 years now. I have seen tiny villages turn into giant cities just because a runway was built nearby. If you are thinking about this, here is what I have learned from watching the world change.
Why it is a good idea to buy
Buying near an airport is mostly about the future and how much the land will be worth later.
- Your house becomes worth more money. In places like North Bengaluru or the new Jewar area, I have seen land prices go up by 100% or even more in just a few years. It happens because the government builds better roads, fast trains, and big malls near airports.
- It is easy to find people to rent your home. Pilots, flight attendants, and people who work in big offices nearby always need a place to stay. You can almost always find a tenant who will pay you good money every month.
- The neighborhood grows up fast. When an airport arrives, big hotels and fancy shops follow. You won’t have to drive for an hour just to get a good burger or see a movie. Everything comes to you.
- Travel is much easier. If you love to fly or have to travel for work, you will save hours of sitting in traffic. You can leave your house and be at the gate in twenty minutes.
Why you might want to wait
It is not all perfect and there are things that might make you unhappy if you don’t be careful.
- The noise can be very loud. Planes take off and land at all hours. If you are someone who needs it to be very quiet to sleep, you might get a headache. Some people get used to it, but others never do.
- The air might not be as clean. Big planes use a lot of fuel and that can stay in the air. If you have breathing problems like asthma, living right under a flight path might be tough for your health.
- Traffic around the airport is messy. Even though the roads are big, thousands of people are trying to get to their flights at the same time. This can make the streets near your house very crowded during the holidays.
- Prices are already high. Because everyone knows the area will grow, sellers ask for a lot of money right from the start. You might have to pay a “premium” just to get through the door.
My final advice
If you are an investor looking to make a profit, buy as soon as you can before the airport is even finished. That is when you make the most money. But if you want to live there with your family, go stand on the land at 10 o’clock at night. Listen to the planes. If you can handle the sound, then go for it.
