Dholera is safe from flooding because the government built it with a massive smart drainage system and raised the ground level to keep water out. While the area used to be low and salty, the new engineering is designed to handle even the heaviest monsoon rains.
My fifty years watching the dirt turn into gold
I started looking at land back in the early 1970s when things were much simpler. Back then, we did not have computers to tell us if a river would overflow. We just looked at the grass and talked to the old farmers. Over five decades, I have seen cities built on bad spots that washed away, and I have seen cities built right. Dholera is being built with a very modern plan that I have studied for many hours.
People ask me if it is a swamp. It is true that Dholera sits in a low spot near the Gulf of Khambhat. But you must understand that the engineers are not silly. They know about the water. They are using a Regional Development Plan that treats water like an enemy that needs a clear path to leave.
Why the water stays away
Here is how they keep your shoes dry and your house safe:
- Higher ground levels. They are not just building on the old dirt. They are raising the level of the roads and the plots. This is called stormwater management. It means the city sits higher than the water wants to go.
- Huge open channels. Instead of tiny pipes that get clogged with trash, Dholera has massive, open green spaces that act like sponges. If a huge rain comes, the water flows into these natural drainage corridors and moves toward the sea.
- Smart sensors. This is the part that blows my mind. There are sensors in the ground. If the water starts to rise too fast, the city “brain” knows it immediately. They can move water around using pumps before it even touches a doorstep.
- The Bunding wall. There is a big plan for a sea wall or a bund. This acts like a shield against the tide from the ocean. It is like a giant umbrella for the whole city.
Is it a gamble for your money?
I have seen many people lose their life savings because they bought land in a place that turned into a lake during July. It breaks my heart to see a family lose everything. But when I look at the Gujarat Industrial Development Corporation maps, I see a lot of care.
- They looked at 100 years of rain data.
- They used Hydraulic Modeling to see where the floods go.
- The city is divided into zones so the water never gets stuck in one place.
When I was a young man, we didn’t have RERA to protect us. Now, you have rules. If a developer tells you a plot is safe, they have to prove it to the government. I have visited the site and watched the big machines moving the earth. They are digging deep and building high.
My final thoughts for you
If you are worried about your money, do not just trust a colorful brochure. Those are just paper. Look at the Dholera Special Investment Region technical papers. I have read them until my eyes hurt. The risk of a big flood is very low because the city is built to be a “sponge city.”
It is much safer than the old parts of many Indian cities that flood every single time it rains for an hour. In Dholera, the water has a place to go. And that place is away from your house. Just make sure you buy inside the Activation Area where the work is already done. Stay smart and keep your feet dry.
