While the ads were way ahead of the reality for a long time, the opening of the expressway and the Tata semiconductor plant in 2026 means the project is finally becoming real.


The Big Gap Between Talk and Action

  • Stick to the Activation Area. Don’t buy land in the middle of nowhere. Stay near TP2 (Town Planning Scheme 2) because that is where the government finished the work first.
  • Check the RERA papers. Even if the marketing is loud, the law is quiet. Always check the official Gujarat RERA website before giving any money to a developer.
  • Prices are moving up slowly. In the old days, prices were flat. Now, because of the Semicon City news, they are rising in a more natural way.

Don’t listen to the loud music in the advertisements. Look at the concrete. Dholera was over-marketed for ten years, but today, it is finally catching up.
