Dholera is a real project with massive construction happening right now, but it is not a way to get rich in one day. It is a very long term plan by the government to build a giant city for factories and houses from zero.
I have been watching the land business for over 50 years now. I have seen many cities grow from small villages into big hubs. When I first heard about Dholera Special Investment Region, it sounded like a dream. But after visiting the site many times and looking at the ground, I can tell you that the pipes, roads, and big buildings are actually there. It is not just a drawing on paper anymore.
Why People Call It Reality Now
In the old days, people were worried because they only saw dirt and grass. But today, the situation is different.
- The Big Road is Ready: The Ahmedabad Dholera Expressway is almost finished. I remember when it used to take hours to get there on bumpy roads. Now, you can drive from Ahmedabad in about 45 minutes. This changes everything for the price of land.
- The Chip Factory: A very big company called Tata is building a semiconductor plant there. They are spending 91,000 crore rupees. When a giant like Tata moves in, it means thousands of jobs are coming.
- The New Airport: They are building an international airport which will be huge for moving goods. The runway is being made right now.
- Pipes and Wires: Unlike most cities where they dig up roads later, Dholera has put all the water pipes and electric wires underground first. This is very smart.
The Truth About the Hype
Even though it is real, some people tell lies to sell you land quickly. You must be careful.
- Not a Short Trip: If you think you can buy a plot and sell it for double money next year, you are wrong. This is a 10 to 15 year game. It is like planting a tree; you cannot eat the fruit the next day.
- Empty Areas: Right now, most of Dholera is still empty land. You will not see many people living there yet. The factories come first, then the workers, then the shops.
- Check the Zone: Some people try to sell land that is not for houses. You must check the Town Planning schemes (TP 1 and TP 2) to make sure you are buying in the right spot.
My Personal Advice For You
I tell my own friends the same thing. Only put money into Dholera if you don’t need that money back for a long time. It is a great place to build wealth for your children.
- Check the RERA: Never buy a plot that is not registered with the government. RERA keeps your money safe.
- Visit Yourself: Do not just look at fancy videos. Go there. See the wide roads and the big ABCD Building. When you stand on the ground, you will feel if it is right for you.
- Stay in the Center: Try to buy near the Activation Area. This is the part where the government is working the fastest.
Dholera is a big part of India’s future. It is a slow and steady reality that will surprise people who are not paying attention today.
