Buying a plot in Dholera Smart City requires choosing a government-approved piece of land and completing the registration at the Sub-Registrar office. You must ensure the land has a clear title and is located within a Town Planning (TP) scheme to be safe.
Understanding the land types
I have spent over 50 years watching cities grow from nothing and I can tell you that Dholera is different because it is a greenfield project. You cannot just buy any piece of dirt you see on a map. The city is divided into zones like a giant puzzle.
- Residential Zones: These are for houses and buildings where people live.
- Commercial Zones: These are for shops and offices.
- Industrial Zones: These are for big factories and companies.
- Activation Area: This is the first part of the city being built where the roads and lights are already working.
Checking the important papers
Before you give anyone your hard-earned money you must look at the legal papers. I have seen many people lose money because they did not check the 7/12 Extract which is the main record of who owns the land.
- NA Order: This is a paper from the government that says the land is Non-Agricultural. You cannot build a house on farm land.
- RERA Number: If you are buying from a developer they must have a registration number from the Real Estate Regulatory Authority.
- Zoning Certificate: This comes from DSIRDA and it tells you exactly what the government allows you to do with that specific plot.
- Title Clearance: A lawyer should check the history of the land for the last 30 years to make sure no one else can claim it.
The step by step booking process
I always tell my friends to visit the site in person. Seeing the wide roads and the ABCD Building with your own eyes is much better than looking at a brochure.
- Pick your plot: Look for land near the Ahmedabad-Dholera Expressway or the new airport for the best value.
- Pay the token: You usually pay 10% to 20% of the price to lock the plot in your name.
- Sign the Agreement to Sell: This paper lists the total price and when you will get the land.
- Pay Stamp Duty: This is a tax you pay to the Gujarat government which is usually around 5% to 6% of the value.
- Final Registration: You go to the government office for biometric verification where they take your fingerprints and photos.
Why 2026 is a big year
I remember when this was just a dream on paper but now the semiconductor plants are actually being built. There are thousands of workers coming and they will all need a place to stay. This is why residential plots are in high demand right now.
- The infrastructure is plug and play meaning water and power lines are already at the edge of the plots.
- The cargo airport is starting to work which brings big businesses.
- Prices have gone up but it is still cheaper than buying in big cities like Ahmedabad.
