How Many Villages Are Included in Dholera SIR?

Dholera SIR includes 22 villages. These villages were officially notified by the Gujarat government when the Dholera Special Investment Region was formed.

Let me explain this in very simple words, so anyone can understand.


What Is Dholera Special Investment Region?

Dholera Special Investment Region is a very big planned smart industrial city in Gujarat.

It is part of the Delhi Mumbai Industrial Corridor project.

Some basic facts:

  • Total area is around 920 square kilometers
  • It is located in Dhandhuka taluka of Ahmedabad district
  • It is planned as a greenfield industrial smart city

One important thing many people do not know:

This land was not empty.

It already had villages inside it.

When the government created Dholera SIR, they included existing villages within the boundary.


Total Number of Villages

After studying official government notifications and planning documents, one thing becomes very clear.

Total villages included in Dholera SIR are 22.

Some of the important villages are:

  • Dholera
  • Bavaliyari
  • Ambli
  • Gorasu
  • Kadipur
  • Mahadevpura
  • Mingalpur
  • Rajpur
  • Sangasar
  • Zankhi

Along with these, other nearby villages complete the total count of 22.

When I first studied the master plan years ago, I honestly thought maybe only 5 or 6 villages were part of it. But when I checked the official boundary map carefully, I understood how large this project really is.

It is not just one village called Dholera.

It is a group of 22 villages combined into one planned investment region.


Why Were So Many Villages Included?

Many people ask this.

The answer is simple.

  • The government needed a very large, continuous land area
  • Industrial cities need space for factories, roads, housing, drainage, water systems
  • Small land pieces would not work for such a big vision

If you want to build a world class industrial city, you need scale.

That is why multiple villages were merged under one development plan.


Are All 22 Villages Being Developed Together?

No.

This is where most confusion happens.

  • Development is happening in phases
  • Only the Activation Area is being developed first
  • Other villages will see development slowly over many years

This is very important if someone is thinking about buying land.

From my experience speaking with local brokers and checking TP plans:

  • Some villages are close to the main highway
  • Some are near the proposed airport
  • Some are still mostly agricultural land
  • Land prices vary a lot between villages

So saying “I bought land in Dholera” is not enough.

You must ask:

  • Which village?
  • Is it inside TP plan?
  • Is it inside Activation Area?
  • Is it agricultural or non agricultural land?

Because even though all 22 villages are inside the SIR boundary, their development stage is not the same.
