
The Truth About Dholera Smart City
Dholera’s promotional claims are a mix of real, heavy infrastructure and very long-term dreams that will take many years to finish. While the big roads and the new airport are finally becoming real in 2026, the idea of a “living city” with millions of people is still a long way off.
Is It All Just Talk?
I have been looking at land and buildings for over 50 years. I have seen many “dream cities” start with a big bang and then go quiet. Dholera Special Investment Region (DSIR) is different because the government has already spent thousands of crores on things you cannot see, like pipes and cables underground.
- The Big Roads: The Ahmedabad-Dholera Expressway is now finished and it makes the trip very fast. This was a big promise that actually came true.
- The Airport: They said there would be an airport, and now in 2026, the first planes are starting to fly. This is a huge deal for the factories.
- The Factories: Tata is building a giant place to make computer chips. When a company that big puts in money, it means they believe the project will work.
What to Watch Out For
Even though the big stuff is happening, some ads make it sound like you can move there tomorrow. That is not true. If you are a young boy or a regular family, you will find it very lonely right now.
- No People Yet: There are big roads but not many houses with people living in them. It is still mostly a place for work, not for playing in a park.
- The Long Wait: If you buy land today, you might have to wait 10 or 15 years before the city feels like a real city. Real estate investment is a slow game here.
- Empty Land: Some people sell land that is far away from the main parts. If your land is not in the “Activation Area,” it might stay empty for a very long time.
My Personal Advice
When I visited the site, I saw a lot of dust and big machines. It reminded me of how Gandhinagar or Navi Mumbai looked many years ago. People laughed at those places back then, but look at them now.
- Check the Zone: Always make sure the land is inside the official Town Planning zones. If it is just a random field nearby, the smart city rules might not help you.
- Don’t Use All Your Money: Only put in money that you don’t need for a long time. This is like planting a tree that takes 20 years to grow big.
- See It Yourself: Do not just look at the pretty pictures in the books. Go there and stand on the ground.
Dholera is not a lie, but it is also not a “get rich quick” trick. It is a giant government project that is moving slowly but surely. If you have the patience of an old man like me, it looks like a solid plan. But if you want a house to live in next year, you should look somewhere else.
