Can NRIs invest in Dholera?

Yes, NRIs can definitely invest in Dholera.
Non-Resident Indians (NRIs) and Overseas Citizens of India (OCIs) are fully allowed to buy residential and commercial property in Dholera Smart City. The Indian government makes this very easy because they want people living abroad to help build the country’s future.

Why NRIs love Dholera

I have been tracking real estate for over five years, and Dholera is one of those projects that feels like a once in a generation thing. It is not just a bunch of buildings; it is a Special Investment Region (SIR) that is part of the huge Delhi-Mumbai Industrial Corridor.

  • Huge Growth: The prices of plots in some areas have already doubled or tripled. People who bought early are very happy now.
  • Big Companies: Giant companies like Tata Electronics are building huge factories here to make computer chips. This means thousands of jobs are coming.
  • World-Class Travel: There is a brand-new International Airport and a super-fast 8-lane expressway that connects Dholera to Ahmedabad in just 45 minutes.

What you can and cannot buy

It is important to know the rules so you do not get into trouble. The Foreign Exchange Management Act (FEMA) is the law that tells us what is okay.

  • Residential Plots: You can buy land to build a house or a villa.
  • Commercial Property: You can buy shops or office spaces.
  • Industrial Land: If you want to start a business, you can buy land for factories.
  • Restricted Land: NRIs cannot buy agricultural land, farmhouses, or plantations. You can only get these if you inherit them from family.

How to buy from far away

I often talk to friends in the US and Dubai who are worried because they cannot fly to India just to sign a paper. You do not have to.

  • Power of Attorney (PoA): You can pick a person you trust in India, like a brother or a best friend, to sign for you. You just need to get the Power of Attorney paper notarized in the country where you live.
  • Banking: You must use the right bank accounts. You can pay using your NRE, NRO, or FCNR accounts. Never try to pay in cash or through “informal” ways.
  • RERA is your Shield: Only buy projects that are registered under RERA (Real Estate Regulatory Authority). This makes sure the builder is honest and your money is safe.

My honest advice

I remember talking to a man from London last year who was scared of scams. I told him what I tell everyone: Dholera is a long-term game. If you want to double your money in two months, this is not for you. But if you can wait 5 to 10 years while the city grows, it is a gold mine.

The Gujarat Budget 2026 just gave even more money for pipes and roads in Dholera. It is becoming a real city right before our eyes. Just make sure you check the Title Clearance of the land before you send any money.
