  • Waiting for the Land: Some builders promised that roads and lights would be ready by 2023. It is now 2026. Because the government is building the big stuff, the small builders have to wait. This makes buyers angry.
  • Paperwork Problems: I have seen cases where the Sub-Registrar office had issues with the title of the land. If the paper is not clean, you should not buy it.
  • Small Builders Vanishing: There are guys who print fancy brochures but don’t even have an office in Dholera. These are the ones that get the most complaints for not picking up the phone.
  • Money Issues: Sometimes a buyer wants their money back because they changed their mind. If the builder refuses, it becomes a formal RERA complaint.

How to Protect Your Money

You should not be scared, but you must be very careful. I always tell my friends to treat their money like a shield. Do not throw it away at the first person who smiles at you.

  • Check the RERA ID: This is the most important thing. If a builder does not have a Registration Number, they are selling you a piece of trash.
  • Visit the Ground: Don’t just look at pictures on a computer. Go to the site. If you see only cows and no tractors, that is a bad sign.
  • Read the Small Letters: Many people sign papers without reading. I once saw an older man lose a lot of money because he didn’t see a “hidden fee” for the garden.
  • Look for Progress: A good project has a Completion Certificate or at least shows work every month. If the grass is taller than the fence, run away.

Is Dholera a Bad Choice?

I don’t think it is a bad choice. I think it is a long game. If you want to buy a house and move in tomorrow, Dholera is not for you. You will be lonely and there will be no milkman.

But if you are thinking about ten years from now, it is a big chance. Just remember that Real Estate is about patience and proof. Do not trust a man in a suit just because he has a nice car. Trust the RERA website and the physical bricks on the ground. I have watched many people succeed by being slow and asking “Why?” a hundred times. Be that person.
