I have been looking at land deals for over 50 years now. I have seen it all. Just last week, I was reading about a big case in Mumbai where a developer cheated people out of 41 crore rupees. It happens more than you think. People get excited because the price looks cheap, but that is usually the first trap.
- Selling the same plot twice: This is very common. A seller will take money from you and then quickly take money from someone else for the same piece of dirt. They use the fact that land records can be slow to update.
- Fake owners: I once met a man who tried to sell a beautiful plot of land. He had all the papers. But when I checked closely, he was just pretending to be the owner. The real owner was living in another country and had no idea!
- Government land tricks: Sometimes scammers try to sell land that belongs to the government or is meant for forests. You can’t build a house there. If you buy it, the government will just take it back and you lose your money.
- Hidden court cases: A piece of land might look perfect, but there could be a big fight in court between two brothers over who owns it. The seller won’t tell you this because they want your cash before the judge makes a decision.
How to Stay Safe
Buying land is not like buying a toy at the store. You have to be very careful. If a deal feels too good to be true, it probably is a lie.
- Check the papers yourself: Do not just trust what the seller shows you. Go to the Sub-Registrar office and ask for an Encumbrance Certificate. This paper shows who really owns the land and if there are any loans on it.
- Talk to the neighbors: This is my favorite trick. I always walk to the house next door and ask, “Who owns that land?” Neighbors know everything. They will tell you if there is a fight or if the seller is a bad person.
- Never pay in cash: Only use the bank. If a seller asks for a bag of cash, run away. Cash leaves no tracks. If they take your money and disappear, the police cannot help you easily.
- Hire a smart lawyer: Spend a little bit of money to have a property lawyer look at the documents. It is much cheaper than losing all your savings to a thief.
Why Scammers Target Vacant Land
Scammers love empty land because nobody is there to watch it. In a recent 2025 survey, it was found that over 60% of real estate pros saw some kind of title fraud. Most of this was on empty plots. They find land where the owner hasn’t visited in years, forge the signature, and try to sell it fast.
- They act in a hurry: They will tell you that another buyer is coming in one hour with a check. They want to scare you so you don’t think clearly.
- The price is too low: If all the land in an area costs 10 lakh and someone offers it for 5 lakh, there is a 99% chance it is a scam.
- Check the ID: Always make sure the Aadhaar card or PAN card of the seller matches the name on the land papers perfectly. Even one wrong letter is a huge red flag.
I have seen families lose everything because they didn’t do their homework. Please, take your time. The land will still be there tomorrow, but your money might not be.
