The best exit strategy for Dholera is to sell your land after a big project is finished, like the new airport or the big Tata factory. Most people should wait at least 5 to 7 years because that is when the city will actually have people living and working there.

I have been watching the Dholera Special Investment Region for over 5 years now. It is a very big project, and big things take time to grow. If you try to sell too early, you might not make much money because the “resale market” is still small.

Here is how you can plan your exit in simple steps:

Wait for the big “Milestones”

  • Do not sell when it is just an empty field. Wait for the Ahmedabad-Dholera Expressway to fully open or the International Airport to start flights.
  • When a big factory like the Semiconductor plant starts hiring workers, that is a great time to sell. People will need houses, and your land will become very valuable.
  • Capital appreciation happens in jumps. Every time a new road or water line is finished, the price goes up.

How to actually sell your plot

  • Use local experts: Talk to brokers who focus only on Dholera. They have lists of new buyers coming from cities like Mumbai or Delhi.
  • Online Portals: You can list your plot on sites like 99acres or Housing.com. I see many “Resale” tags there now, but the ones that sell fast are the ones with clear titles and RERA numbers.
  • Direct to Developers: Some big companies look for smaller plots to join them together for big projects. If your land is in a good spot, they might buy it from you directly.

Know your “Buyer”

  • Right now, most buyers are investors like you. They want to hold the land and wait.
  • In a few years, the buyers will be end-users. These are people who want to build a house or a shop. Selling to an end-user usually gets you the best price.
  • Liquidity in real estate is always slower than a bank. It might take 3 to 6 months to find the right buyer and finish the paperwork.

Important tips for a smooth exit

  • Keep your papers ready: Make sure your 7/12 extract and NA (Non-Agricultural) certificates are updated. No one will buy land if the papers are messy.
  • Check the Zoning: Is your land in a Residential zone or Industrial? Knowing this helps you find the right buyer. Industrial land is very hot right now because of the “Plug and Play” setup the government is building.
  • Don’t be greedy: If you see a 2x or 3x return and you need the money, it is okay to sell. You don’t always have to wait for the “peak.”

Dholera is a “patience game.” If you bought early, you are in a good spot. Just don’t rush to the exit door before the lights are even turned on in the city.
