Why people think it is a lie

  • It looks like a desert. If you go there today, you won’t see a “Manhattan.” You see a lot of flat land and some very nice roads that lead to nowhere. This makes people think the project is just a way for agents to take their money.
  • The timeline is very long. Most people want to buy a plot today and sell it for double next year. That will not happen in Dholera. This is a 20-year game. Because it is taking so long, it feels like it is standing still.
  • Too many loud salesmen. There are thousands of agents on YouTube and Instagram shouting about how you will become a millionaire. This “loudness” makes the project feel like a cheap marketing trick.

The actual reality on the ground

  • The trunk infrastructure is real. Unlike many fake projects, the government has already spent billions on the “invisible” stuff. I am talking about huge water pipes, sewage systems, and power lines buried underground. You can’t see them, but they are there.
  • Activation Area is ready. There is a specific zone of about 22 square kilometers where the roads and lights are actually finished. It is not just a drawing on a map anymore.
  • The New Airport and Expressway. Work is happening on the Ahmedabad-Dholera Expressway. I have seen the construction equipment moving. When the road is finished, the travel time will drop, and that is when the prices will actually jump.

My advice for regular families

  • Do not use your lunch money. Only put money in Dholera if you don’t need it for 10 or 15 years. If you need that cash for a wedding or school fees in 3 years, stay away.
  • Check the RERA number. This is the most important thing. If a developer cannot show you a Gujarat RERA registration, walk away immediately. I have seen too many older folks lose their life savings because they trusted a smooth-talking agent without checking the papers.
  • Industrial demand is the key. A city survives if there are jobs. Dholera is being built for factories, not just houses. If big companies like Tata or international firms start building their plants, the city lives. If they don’t, it stays a ghost town.
  • Location inside the city matters. Don’t just buy “near Dholera.” Buy inside the TP schemes (Town Planning schemes). Land outside the official boundary is very risky and might never get developed.

The final verdict

Is it hype? Yes, the marketing is definitely hyped up. Agents make it sound like it is finished tomorrow. But is the project a fake? No. It is a massive government bet.

I have watched cities grow since I was a young man. It always starts with people laughing and calling it a “wasteland.” Then, one day, the lights turn on and everyone wishes they bought a piece of dirt when it was cheap. Just be careful, be patient, and always verify the legal title at the Sub-Registrar office before you sign anything.
