What hotels exist in Dholera?

There are currently no large five star luxury hotels open inside the main Dholera industrial city, but you can find several comfortable guest houses and small business hotels in the nearby villages like Pipli and Fedra. Most visitors stay in these local spots or travel from Ahmedabad while the big projects are being built.


Where can you sleep today?

When I first started walking through construction sites , we didn’t have fancy lobbies. We had tea and a solid roof. Today, Dholera is a bit like that. It is a massive construction zone that will one day be a smart city. Here is where you can find a bed right now:

  • The Activation Area Hotels: There are a few small business hotels located right on the edge of the Dholera Special Investment Region. These are mostly for engineers and land investors who need to stay for a night or two.
  • Pipli and Fedra Junction: These are the two main gates to the city. You will find places like Hotel Dholera or local lodges here. They are clean and simple. Do not expect a swimming pool or a spa. You get a bed, a fan or AC, and a meal.
  • Government Guest Houses: The DICDL (Dholera Industrial City Development Limited) has facilities for official guests. Unless you are a big contractor or a government worker, it is hard to get a room there.
  • Nearby Cities: Many smart investors stay in Ahmedabad or Bhavnagar. It takes about two hours to drive. I often tell my younger friends to just make it a day trip. Drive down early, look at the Town Planning Schemes, and get back to the city for dinner.

Why are there no big hotels yet?

I have watched many cities grow from the dirt up. A hotel owner needs guests every single day to keep the lights on. Right now, Dholera has more machines than people.

  • The Infrastructure Phase: Right now, the workers are laying the ABCD Building foundations and the big roads. Big hotel chains like Taj or Marriott usually wait until the factories start running.
  • The Tata Factor: Now that the Tata Semiconductor Plant is coming, everything will change fast. I expect to see big hotel brands buying land in the High Access Corridor very soon.
  • Land Use Rules: The Gujarat Government has very strict rules about where you can build. You cannot just put a hotel anywhere. It has to be in the right zone marked on the Dholera Master Plan.

My advice for your visit

I have been in this business for over five years. I have seen people lose money because they didn’t plan their stay. If you are going to see a plot of land, follow these steps:

  1. Book in Advance: Because there are so few rooms, the good ones fill up with site managers. Don’t just show up and hope for the best.
  2. Check the Food: Some of these small hotels only serve basic Gujarati food. If you have a sensitive stomach, bring your own water and snacks.
  3. Daylight is Best: There are not many street lights in the open desert areas yet. Finish your meetings by 5 PM and head back to a safer, more populated area.
  4. Verify the Location: Some places say “Dholera” in their name but they are actually 30 kilometers away. Use your map and look for the Ahmedabad-Dholera Expressway path to see how close you really are.

It is an exciting time for the region. It reminds me of the early days of other big industrial hubs. It looks like a lot of dust and empty space now, but soon, those empty plots will be bright lights and tall buildings. Just be patient with the lodging for now. The future city is still waking up.
