My Life Watching Cities Grow
I have been looking at land and buildings for over fifty years. When I started back in the 1970s, many places that are now crowded cities were just dirt tracks and bushes. - Location is Key. It is close to the ocean and has a new International Airport being built. If you can move goods by sea, air, and train easily, you save money.
- Smart Technology. They are putting sensors under the roads and using Information and Communication Technology to manage water and trash. It is like a city with a brain.
- Huge Space. Unlike Mumbai or Delhi, where you cannot find an inch of free space, Dholera is massive. Big car companies or chip makers need miles of flat land, and Dholera has it.
The Risks You Must Know
- The “Ghost Town” Fear. Building roads is easy. Getting people to live there is hard. Without schools, hospitals, and malls, workers will not want to stay. A city needs a soul, not just factories.
- The Waiting Game. If you put your money here, do not expect to be rich tomorrow. This is a twenty year game. I have seen many “older folks” lose their patience and sell too early because nothing was happening.
- Water Issues. The land is near the sea and can be salty. The engineers have to work very hard to make sure the Dholera SIR does not flood or run out of fresh water.
My Advice to You
I have seen people lose their life savings on “paper dreams.” If you want to buy land there, you must be careful. Always check the Gujarat RERA website to make sure the project is legal. Do not listen to smooth talking salesmen who promise you will double your money in a year. That is a lie.
Dholera is a brave experiment. If it works, it will be the industrial capital because it is being built for the future, not for the past. It will have clean energy and fast internet that old cities struggle to provide. But keep your eyes open. A city is made of people, and until the houses are full of families, it is just a very expensive construction site. Use your head, not just your heart, when looking at these maps.
