The semiconductor plant in Dholera is currently moving from paper plans to actual construction, with ground leveling and foundational work starting in 2024. It is a massive project that will take a few years before the first “Made in India” chip actually hits the market.

What is happening on the ground?

I have been tracking real estate and industrial zones for over 50 years. I have seen empty deserts turn into cities like Gurgaon. Right now, the Tata Group and PSMC are working together in Gujarat. Here is what you need to know about the status:

  • Construction has started. This is not just a dream anymore. If you drive past the Dholera Special Investment Region, you will see machines moving earth.
  • The Government gave the thumbs up. The big bosses in Delhi approved the money. This is important because these plants cost billions of dollars.
  • Micron is ahead. Another company called Micron is building a testing plant in Sanand. They are moving faster because their job is a bit simpler than making chips from scratch.
  • Water and Power. You cannot make chips without huge amounts of clean water and steady electricity. The local government is busy laying down these pipes and wires right now.

Why this matters for your pocket

When I started in this business in the 1970s, I saw how a single factory could change a whole town. If you are looking at land or houses nearby, you need to be very careful.

  • Prices are jumping. Because people are excited about the chip plant, land prices in nearby villages are going up. Some of it is real growth, but some of it is just people being greedy.
  • Check the ID. If a broker tries to sell you land near the “semi-con city,” make sure it is registered with Gujarat RERA. I have seen too many good people lose their life savings because they trusted a fast-talking salesman.
  • The Long Game. A semiconductor plant is not like a grocery store. It takes a long time to build. Do not expect the whole area to look like Singapore by next year. It will take 5 to 10 years to see the full change.

My honest advice as an old timer

I have watched cities grow from nothing, and I have seen big projects fail too. This semiconductor mission feels different because the whole world wants to buy chips.

  • Don’t buy the hype blindly. Just because a plant is coming doesn’t mean every piece of dirt nearby is a gold mine. Some land might be for farming only and you can never build a house there.
  • Jobs are coming. These plants need thousands of smart people. This means engineers will need apartments, schools for their kids, and malls. That is where the real real estate money is.
  • Legal paperwork is king. Always go to the Sub-Registrar office yourself. Never give your money to someone who doesn’t have the proper stamps. I have seen folks cry in my office because they bought a “piece of trash” document that wasn’t worth the paper it was printed on.

The status is active and hopeful. The cranes are moving. The money is flowing. But as I always tell my students, keep your eyes open and your wallet closed until you see the legal proof. These plants are the future of India, but you must play it smart to be part of that future.
