
The Activation Area Boundary in Dholera is the line that marks the first 22.5 square kilometers of land where the government is actually building things right now. It is basically the “starting line” for the entire Smart City project where roads, pipes, and power lines are already finished.
What Is the Activation Area?
When I first started looking at maps of Gujarat real estate five years ago, Dholera looked like a giant dream on paper. It is huge, almost 920 square kilometers. But you cannot build a whole city at once. You have to start small. The Activation Area is that small start.

- Ready to Use: Inside this line, the roads are wide and the streetlights actually turn on.
- Industrial Hub: Big companies like Tata are setting up shops here. They want to be inside the boundary because that is where the water and power are ready.
- Legal Security: Land inside or near this boundary is usually more strictly monitored by DICDL (Dholera Industrial City Development Limited).
- Price Difference: Just like a house near a school costs more, land inside this boundary is more expensive than land outside it.
My Experience Walking the Land
When you stand at the edge of the Activation Area Boundary, you can see the difference with your own eyes. On one side, you see the World Class Infrastructure. You see the giant pipes for the Smart Water Management System and the new four lane roads. On the other side of the line, it often still looks like empty fields or salt pans.
I remember talking to a local farmer near the Sarangpur area. He told me that before the boundary was marked, nobody cared about the dirt there. Now, that line determines who becomes a millionaire. It is a bit scary how a simple line on a map can change someone’s life so fast.
Things to Check Before Buying
If you are looking at a plot, do not just trust a glossy brochure. I have seen people lose their life savings because they bought “near Dholera” but they were actually miles away from the Activation Area.
- Ask for the TP Scheme: Check if the land is in TP1 or TP2. The Activation Area is mostly in TP2 West and TP4.
- Look for the Marker: The government uses physical markers and maps to show exactly where the boundary sits.
- Check the RERA: Always look for the Gujarat RERA number. If a developer says they are inside the activation zone but has no papers, they are lying.
The Activation Area Boundary is not just a fence. It is the heart of the project. If the heart beats well, the rest of the city will live. If you stay close to this boundary, you are betting on what is already built, not just a promise made for ten years from now.
