Can NRIs buy without visiting?

The Indian government and the Reserve Bank of India have made special rules so people living in America, Dubai, or London can own land here just by signing the right papers from their own homes. I have been in this business since 1974, and back then, you had to wait months just for a letter to arrive, but now everything moves much faster if you know which person to trust.


How to buy land from your couch

When I was a young man starting out, we had to carry heavy bags of files to the government office, but today, you can use a legal trick called a Power of Attorney to do the work for you.

  • Find a trusted helper: You need to pick one person in India, maybe your brother or a very old friend, to be your Representative.
  • The stamp of truth: You sign a paper called a PoA and take it to the Indian Embassy in your country. They put a big stamp on it to prove it is really you.
  • Mailing the power: You send that paper to India by post. Once it arrives, your helper can go to the Sub-Registrar office and sign the big book for you.
  • Checking the computer: You don’t have to guess if the land is real. You can go to the Gujarat RERA website and type in the number to see if the builder is telling the truth or selling you a dream that doesn’t exist.

Moving your money safely

I have seen many people get scared when it comes to the money part, and for good reason. If you send money the wrong way, the government might take it or block it.

  • Use the right bank account: The money must come from an NRE or NRO account. If you try to pay from a regular friend’s account, it is a huge mess.
  • Get your card ready: You must have a PAN Card. It is a small plastic card that tells the Indian tax man who you are. If you don’t have one, stop everything and get it made first.
  • No paper cash: If a builder asks for “black money” or cash under the table, run away. I have watched people lose their life savings because they tried to be too clever with cash.

Why I think Dholera is a good spot

I have spent fifty years watching cities grow from nothing but dirt and grass. Dholera is special because it is a Greenfield Smart City, which means they planned it on a map before they even laid a single brick.

  • The Fast Road: They are building a massive Expressway from Ahmedabad. When it is done in 2026, the drive will be so short you won’t even finish a cup of tea.
  • The Big Factories: Huge groups like Tata are putting billions of dollars there to make tiny computer chips. When companies that big move in, the land around them usually becomes very valuable.
  • Wait for the fruit: Buying land is like planting a mango tree. You can’t eat the fruit the next day. You have to wait ten or fifteen years, but when it grows, it is very sweet.

Secrets to staying safe

Sometimes salesmen will call you and tell you that a plot is a “gold mine.” Don’t believe them until you see the proof with your own eyes on a screen.

  • Check the TP Scheme: You must make sure the land is inside a Town Planning Scheme. If it is just a random field in the middle of nowhere, the government might not give you water or electricity later.
  • Non-Agricultural land: In India, an NRI cannot buy a farm. You can only buy land that is marked NA. If you buy a farm by mistake, the government can take it back.
  • The Title Search: Pay a small fee to a lawyer to do a Title Search. They look back thirty years to make sure the guy selling it actually owns it. I once knew a man who bought land from a cousin who didn’t even own it, and it took ten years in court to fix that mistake.

Be patient and don’t rush. Dholera is not going anywhere, and it is better to be slow and safe than fast and sorry.
