My Fifty Years of Watching the Ground

I have been looking at dirt and bricks for over five decades now. I remember when people bought land in the middle of nowhere thinking it would become the next big thing. Sometimes it does, but most times, people just lose their hard earned money. When I visited the Dholera Special Investment Region (SIR) last year, I saw the same old patterns repeating.

I sat down with some local farmers and small builders near the Dholera International Airport site. They told me stories of city folks coming in fancy cars, buying a patch of grass ten miles away from the smart city, and calling it “Dholera Greens” or “Dholera Paradise.” It makes my heart heavy because these developers are playing with the trust of regular people.


How the Name is Being Misused

When you hear the word Dholera, you think of high speed internet, wide roads, and big factories. But the word is being stretched like a rubber band.

  • Distance is the biggest lie. Developers buy land in villages like Pipli or Dhandhuka which are quite far from the actual activation area. They still put Dholera in the title of their project.
  • The boundary trick. The official Dholera SIR has a very specific border. If a project is even one inch outside that border, it does not get the same world class facilities. Developers often forget to mention this to buyers.
  • Fakes and promises. Some builders show fancy brochures with pictures of skyscrapers and parks that look like Singapore. In reality, the land they are selling is just a farm with no electricity or water connections.
  • Pricing games. They sell this “outside” land for a slightly lower price than the “inside” land. People think they are getting a bargain, but they are actually buying something that might not grow in value for thirty years.

Why This Matters for Your Pocket

I have seen families put their entire life savings into a plot of land because they believed a salesman. Real estate is about location, but it is also about legal truth.

  • Official Planning. Only land inside the Town Planning Schemes of the SIR will have the smart infrastructure.
  • Resale Problems. If you buy land that is being sold under a “fake” Dholera tag, you will have a very hard time selling it later. Smart buyers will check the Gujarat Real Estate Regulatory Authority (RERA) website and see the truth.
  • Slow Development. The government is putting money into the Activation Area. They are not responsible for a private colony built miles away in a random field.

How to Stay Safe From the Hype

If you are thinking about putting your money here, you must be like a detective. Do not just listen to the man in the suit.

  • Check the TP Scheme. Ask the developer which Town Planning Scheme number the land falls under. If they cannot give you a number like TP 1 or TP 2, walk away.
  • Look at the Map. Go to the official website of the Dholera Industrial City Development Limited. Compare their map with the developer’s map.
  • Visit the Site. Never buy land without standing on it. If you have to drive through narrow, broken village roads for thirty minutes to get there, it is probably not the “Smart City” you were promised.

I want you to be careful. The project itself is a huge national dream, but many small developers are just trying to catch a ride on that dream by using a name that does not belong to them. Always look for the official stamp before you sign anything.
