Why people are excited right now
I have been looking at land and buildings for over 50 years, and I have seen many projects start with a lot of noise and then disappear. Dholera was like that for a long time. - Nobody lives there yet. It is a “smart city,” but right now it is more like a “smart factory zone.” There are not many schools or hospitals yet. If you are looking for a place to move your family tomorrow, this is not it.
- Paperwork can be tricky. I always tell people to check the NA status and RERA registration. Some sneaky sellers try to sell farm land that you cannot build on. You have to be smart and look at the Dholera SIR Master Plan very carefully.
My honest advice as an old timer
If you have some extra money that you don’t need to touch for a decade, Dholera is a great bet. The sentiment is shifting from “Is it real?” to “How much should I buy?” because the infrastructure is finally on the ground. It is like planting a mango tree; you won’t get fruit tomorrow, but your kids will thank you for the shade and the sweetness later on. Just make sure you buy inside the Activation Area or Town Planning zones 1 and 2, as those will grow the fastest.
